The site consists of a gently arching strip of land which sits within but on the western edge of the Garlick's Arch site allocation immediately adjacent to Burnt Common Lane. The site is roughly triangular in shape and measures 1.35 hectares. It is currently undeveloped, saved for a single detached house known as Oldlands. The centre of the site is fairly open and comprises garden land in connection with the house together with paddocks. The boundaries of the site are well defined by mature trees and vegetation. The mature screening to the east provides a defensible boundary between the site and countryside beyond.
An outline planning application for 25 residential was submitted to Guildford Borough Council in early 2014 (14/P/00219). The application was refused May 2004 on the grounds that it would be inappropriate development which by definition would be harmful to the Green Belt and have a detrimental impact on the openness of the Green Belt.
The site was site was subsequently identified in the Guildford Local Plan as part of a larger allocation for 550 houses known as ‘Garlicks Arch’. The Plan was adopted on 25th April 2019. With the adoption of the new Local Plan, this site is no longer designated as being within the Green Belt and will be considered under the specific site allocation policy.
A detailed planning application for 30 residential dwellings was submitted in January 2020.
